Types of Procedure. Special Land Use permits (SLU) are reviewed and approved through either a Planning Commission procedure and/or an administrative procedure depending upon the potential impact the proposed use or activity may have upon the adjacent land uses and the broader community.
Planning Commission approved Special Land Uses. Applications for Special Land Use permits for the following uses shall be reviewed by the Planning Commission according to the procedures and standards contained in this chapter:
New Buildings 3,000 Square Feet or Larger in Gross Floor Area for Allowed Uses
Amusement Parks, Carnivals, Fairgrounds
Automobile Gas Station
Auto Repair Establishment
Bed and Breakfast/airBnB
Commercial Parking Lot
Communication tower
Convention Center
Drive-throughs
Essential services structures
Golf Course
Golf Driving Range
Hospital
Outdoor Storage
Residential care and treatment facilities
Schools
Stores, retail, over 8,000 square feet per floor
Theaters, live, and performance art centers
Wind energy system, Pole or Tower-mounted
Administrative Special Land Use Permits. Applications for Special Land Use permits for the following uses shall be reviewed by the Zoning Administrator according to the procedures and standards contained in this chapter:
Accessory Dwelling Units (ADU)
Adult Foster Care Small Group Home
Auto Wash (self-service or automatic)
Bars, Taverns, Microbreweries (Accessory) and Brewpubs
Communication Antennas
Funeral Homes
Group Day Care Homes, including Adult
Kennels
Mini-or Self Storage
Outdoor Retail/Display and Sales
Parking Area, private and public
Pet Boarding Facilities
Places of Worship
Restaurants with Open Front Window
Small Manufacturing Establishments
Veterinary Clinic/Hospital
